Signs of Rising Damp in Your Home

Rising damp rarely announces itself. It starts as a faint smell, a slightly discoloured patch near the skirting board, or paint that won’t stay stuck to the wall. By the time it’s obvious, the moisture has usually been moving through the masonry for months, sometimes years.

This article explains what causes rising damp, the signs to watch for, and why damp proofing is the only reliable way to stop it at the source rather than just covering it up.

What Causes Rising Damp?

Rising damp happens when groundwater is drawn up through a wall’s masonry by capillary action, much like water climbing up a paper towel. It typically affects the lower sections of external and internal walls, usually up to around a metre from ground level.

South African building regulations, under SANS 10400 and SANS 10021, require a damp-proof course in masonry walls precisely because capillary rise is such a predictable problem in unprotected construction. In most homes built before the 1970s, that protection takes the form of a physical damp-proof course (a layer of slate, bitumen, or plastic built into the wall) positioned a set distance above ground level. Rising damp usually points to one of the following:

  • No damp-proof course was installed when the property was built
  • The original damp-proof course has broken down or been bridged
  • External ground levels have been raised above the damp-proof course, allowing moisture to bypass it
  • Poor drainage around the foundation is keeping the soil consistently saturated

Six Signs You May Have Rising Damp

Rising damp presents differently from condensation or a roof leak, and knowing the difference matters because each requires a different fix. Look out for:

  • A tide mark on internal walls — a horizontal band of discolouration, often yellowish or brownish, at a consistent height above the skirting
  • Peeling or bubbling paint and plaster near the base of walls
  • A persistent musty smell in rooms with little ventilation
  • White, powdery deposits (efflorescence) on brickwork or plaster, caused by salts left behind as moisture evaporates
  • Rotting skirting boards or timber in contact with affected walls
  • Crumbling, soft plaster that feels damp to the touch even in dry weather

Any one of these on its own could have another explanation, but two or more appearing together, low down on a wall, is a strong indicator that it’s time for a proper inspection.

Why Rising Damp Shouldn’t Be Ignored

Left untreated, rising damp doesn’t stay contained to a small patch. Moisture breaks down plaster and mortar, corrodes embedded metal fixings, and creates ongoing conditions for mould growth. The World Health Organization has linked persistent indoor dampness and mould to a higher risk of respiratory symptoms, particularly in children and people with existing respiratory conditions. Its guidelines on indoor air quality recommend addressing the moisture source directly rather than only treating the visible mould.

There’s also a financial cost to waiting. What starts as a cosmetic issue can progress to structural repairs if timber elements decay or masonry deteriorates further. Skirting boards, door frames, and flooring in direct contact with an affected wall are particularly at risk, since sustained moisture accelerates rot in timber far faster than most people expect. In severe cases, mortar joints weaken enough to affect the structural integrity of the wall itself, turning a repair that would once have been straightforward into a much larger project.

How Long Does It Take to Fix Rising Damp?

Once the cause is identified, the physical work of installing a chemical damp-proof course or correcting ground levels is usually completed within a few days, depending on the extent of the affected walls. What takes longer is the drying-out period afterwards. Masonry that has absorbed moisture over years doesn’t dry out overnight, and replastering too soon can trap residual dampness behind the new surface. Depending on wall thickness and the extent of saturation, allowing several weeks to a few months for the walls to dry before final finishes are applied is standard practice, even though it can feel slower than homeowners expect.

How Professional Damp Proofing Solves the Problem

Effective damp proofing starts with identifying the actual entry point, not just treating the symptoms. A qualified assessment typically includes checking external ground levels, testing wall moisture content, and inspecting the existing damp-proof course for damage or bridging.

Depending on what’s found, the solution may involve installing a chemical damp-proof course injection, lowering external ground levels away from the wall, correcting drainage, or replastering with a suitable damp-resistant system once the moisture source has been dealt with. Replastering before fixing the underlying cause is a common shortcut that only delays the problem.

When Waterproofing Should Also Be Considered

Rising damp and general moisture ingress often overlap, particularly in older properties or homes with below-ground areas. If a property also shows signs of water penetration through walls, roofs, or below-grade structures, a broader waterproofing assessment is worth doing alongside the damp proofing work, so both issues are addressed as part of one plan rather than as separate, disconnected repairs.
