  • Rising damp moves vertically upward through a wall via capillary action, usually because a damp-proof course is missing, damaged, or has been bridged.
  • Lateral damp moves horizontally through a wall because the wall is in direct contact with wet soil or a raised, saturated surface on the other side.

An accurate diagnosis matters because the treatment differs. Installing a damp-proof course will not resolve lateral damp if the underlying issue is soil pressure against a retaining wall, and an incorrect diagnosis can lead to wasted cost and a recurring problem.

What Causes Lateral Damp?

Several conditions typically contribute to lateral damp:

  • Raised garden beds or soil banked against a wall — soil that sits above the internal floor level allows water to press directly against the wall.
  • Poor site drainage — inadequate falls, blocked stormwater drains, or the absence of a drainage channel next to a boundary or retaining wall allow water to accumulate against the structure.
  • Basement and semi-basement walls — any wall built below external ground level is inherently exposed to lateral water pressure.
  • Absent or failed tanking — older buildings, or those where waterproof tanking was never applied or has deteriorated, are especially vulnerable.
  • Paving or hardstanding laid too high — when paving is installed above the damp-proof course level, it channels water into the wall instead of away from it.

Signs of Lateral Damp

Lateral damp presents with a fairly consistent set of warning signs, which makes it identifiable if you know what to look for:

  • Damp patches or tide marks on walls that are in contact with soil or a retaining structure
  • Peeling, bubbling, or flaking paint and plaster
  • A persistent musty odour in rooms adjoining an earth-retaining wall
  • Efflorescence white, powdery salt deposits on the wall surface
  • Mould growth, particularly in basements or lower-level rooms
  • Damage that appears at varying heights rather than only near the floor, unlike rising damp

Because these symptoms overlap with rising damp and condensation, a proper on-site inspection is the only reliable way to confirm the cause before any remedial work begins.

How Lateral Damp Is Treated

Effective treatment addresses the source of the water pressure rather than just the visible symptoms. Depending on the site, this generally involves a combination of the following:

External Waterproofing (Tanking)

A waterproof membrane or coating applied to the external, soil-facing side of the wall stops water from penetrating the structure in the first place. This is usually the most durable long-term solution for retaining and basement walls.

Improved Drainage

Installing a drainage channel or French drain alongside the affected wall redirects groundwater away from the structure before it can build up pressure against it.

Internal Damp Proofing

Where external excavation isn’t practical, an internal cavity drain membrane or damp-resistant render system can manage residual moisture and protect the interior finish. This is a core part of professional damp proofing work, and it’s typically combined with drainage improvements rather than used as a standalone fix.

Correcting Ground and Paving Levels

Lowering soil or paving so it sits below the internal damp-proof course level removes one of the most common causes of lateral damp and is often a straightforward, cost-effective first step.
